Aquarama Orlando Resort is the new vacation home resort by Pulte Homes, the developer behind Windsor Cay and Windsor Island, in Davenport, Polk County, near the U.S. 17-92 and Ernie Caldwell Boulevard intersection. PulteGroup acquired about 288 acres in January 2026, approved for up to 1,065 units.
The released plan calls for around 700 single-family homes on 40 and 50-foot lots and about 350 townhomes, with roughly 6.82 acres set aside for amenities. The indicated timeline has model homes in late 2026 and an opening in early 2027, subject to change.
